Stage 01 Initial Consultation Day 1โ€“3

You contact SMP via WhatsApp, call, or the website form. We respond the same day. The first conversation covers your plot location, approximate size, what you want to build, timeline, and broad budget.

We offer a free site visit within 3 working days. During the visit we assess site access, soil type (visual), neighbourhood context, and utility availability. We identify any obvious constraints (road setback, existing structure to demolish) and give you an indicative rate range before you commit to anything.

Stage 02 Detailed Estimate & Proposal Day 4โ€“10

Based on your requirements and site visit, SMP prepares a detailed cost estimate broken down by work category (structure, masonry, plaster, flooring, electrical, plumbing, etc.) with material specifications named for each item.

The proposal includes a payment milestone schedule, construction timeline, and warranty terms. There are no hidden inclusions โ€” we list exclusions explicitly (architect fees, approval charges, interiors, landscaping).

We present the proposal in person or via video call, walk through every line item, and answer questions. No pressure for immediate sign-off.

Stage 03 Design & Planning 2โ€“4 weeks

Once you accept the proposal, we coordinate with our empanelled architect to produce construction drawings: site plan, floor plans, elevations, sections, and structural drawings. You review and approve before plans are submitted to AMC/AUDA.

This is the most important stage for locking in decisions. We walk you through each room's dimensions, flow between spaces, window placement for ventilation, and structural grid. Changes at this stage are inexpensive โ€” changes after concrete is poured are not.

Stage 04 Building Approval 30โ€“75 days

SMP coordinates the submission of building plans to AMC or AUDA, prepares the document package, pays scrutiny fees on your behalf, and tracks approval status. We respond to any departmental queries through the architect without requiring your involvement in every step.

We also identify whether your project needs additional NOCs (fire, airport, environment) and initiate those applications simultaneously to minimise the total wait time.

The Commencement Certificate is issued digitally. We provide you a copy and keep one in the site file โ€” construction cannot begin without it.

Stage 05 Site Mobilisation & Foundation 6โ€“8 weeks

Once the CC is in hand, SMP mobilises within 7 days. Site hoarding is erected, existing structures (if any) are demolished, and the plot is set out using batter boards and theodolite to mark column grid lines precisely.

A soil investigation is conducted (if not already done). Foundation type is confirmed with the structural engineer โ€” strip footings, isolated footings, or raft/pile foundation depending on soil bearing capacity. Excavation, PCC (plain cement concrete) bed, and RCC footings follow.

All concrete is weigh-batched using site batching or RMC (Ready Mix Concrete) from a certified plant. Water-cement ratio is strictly controlled. Curing begins within 12 hours of pouring and continues for 14 days minimum.

Your involvement at this stage

Stage 06 Superstructure (Columns, Beams, Slabs) 8โ€“12 weeks per floor

The RCC structural frame is the backbone of your building. SMP follows a strict quality protocol: column and beam reinforcement is checked by the structural engineer before shuttering, concrete mix design is verified, and pour sequences are planned to avoid cold joints.

Each slab is cured by ponding (a bund of mortar around the perimeter, filled with water) for 21 days minimum. We do not remove forms or load the slab until the design strength is confirmed โ€” typically 28 days. This discipline is non-negotiable at SMP.

For multi-floor buildings, this cycle repeats per floor. You receive photo updates at each pour and can request a site visit before any major concrete pour.

Stage 07 Brickwork, Plumbing & Electrical Rough-in 6โ€“10 weeks

External and partition walls are built to approved layout. Internal plumbing pipe routes and electrical conduit paths are chased into walls and slabs before plastering, making it invisible in the finished building.

Bathroom waterproofing (cementitious crystalline coat) is applied before any tiling or plastering. Overhead water tank is constructed with in-situ waterproofing compound in the concrete mix.

Window frames and lintel beams are fixed at this stage. Any structural element that appears inconsistent with drawings is flagged to the architect before proceeding โ€” our site supervisors are briefed to pause work rather than proceed over a discrepancy.

Stage 08 Plastering, Flooring & Tiling 8โ€“12 weeks

Internal and external plaster is applied in two coats (scratch coat + finish coat) with 7-day curing between coats. External plaster uses a weatherproof mix; internal plaster is finished to a smooth ready-for-putty surface.

Flooring is laid after all overhead trades are complete. Tile layout is pre-planned on paper to minimise cuts at door openings and to maintain symmetry in rooms. Large-format tiles are laid with a mechanical tile levelling system to ensure zero lippage.

External waterproofing (terrace brick bat coba or membrane system) and external paint primer coat are applied before monsoon if the project schedule allows.

Your decisions at this stage
  • Final tile selection (we share shortlisted options from Kajaria, Somany, or the brand in your spec)
  • Paint colour selection โ€” at least 6 weeks before painting begins
  • Door design and shutter material (teak, flush, HDHMR)
  • Sanitary fixture and hardware confirmation

Stage 09 Finishing, Fixtures & Painting 6โ€“8 weeks

Electrical points are fitted (switches, MCBs, DB board, sockets), sanitary fixtures are installed (WC, basin, shower, geysers), and all plumbing is pressure-tested before wall openings are sealed.

Internal paint is applied in sequence: wall putty, primer, two coats of emulsion with a 24-hour gap between coats and light sanding between. External paint (weathershield or texture) is applied with a manufacturer-recommended application method for maximum life.

Doors are hung, hardware fitted, grills installed, and all service connections (overhead tank float valve, drainage connection) are completed. The site is deep-cleaned by a specialist team before the pre-handover walk.

Stage 10 Snag Walk, Handover & Warranty 1โ€“2 weeks

You and SMP walk through the entire building together with a snag list. Every item โ€” a scratch on a tile, a door that does not close flush, a switch plate that is not level โ€” is noted and rectified before formal handover.

Once you sign off on the snag list as complete, we hand over: all keys, all material test certificates (steel MTC, concrete cube test results, tiles compliance), the completion certificate application (or CC if already issued), and the warranty document.

The 12-month defects liability period begins at handover. Any latent defect that appears (not caused by misuse or modification) is rectified at no charge. For structural warranty claims, we engage the original structural engineer to assess and certify the repair.

What you receive at handover
  • All original keys (main door, bedrooms, terrace, gate)
  • As-built drawings marked up with electrical and plumbing routes
  • Material test certificates (steel, concrete, tiles)
  • Warranty document signed and stamped by SMP
  • Service contacts for all installed fixtures (geysers, pumps, main MCB)

You receive a photo report every Friday showing what was completed that week. No need to visit the site to know what is happening.

Concrete cube tests, steel weight checks, and tile water-absorption tests are conducted by independent labs โ€” not in-house. Results are shared with you.
