Building Materials Guide

Brick vs AAC block, cement grades, TMT steel, tiles, waterproofing — what to choose and why, with current Ahmedabad pricing.

Masonry: Brick vs AAC Block vs Fly Ash Brick

Wall material affects thermal comfort, construction speed, structural load, and cost. In Ahmedabad's climate — extreme summer heat up to 45°C — thermal mass matters.

Traditional

Red Clay Brick

Excellent compressive strength (35–60 kg/cm²) Familiar to all masons — no retraining Widely available, no logistics issue Good thermal mass for Ahmedabad summers Heavy — higher structural load, more steel Inconsistent quality (hand-made) More mortar joints — more cement needed Not eco-friendly (top-soil fired)
Rate: ₹8–14 per brick (Ahmedabad 2026)
SMP Recommended

AAC Block (Autoclaved Aerated Concrete)

3–4× better thermal insulation — cooler rooms Light (650 kg/m³) — lower structural steel by 15–20% Precision dimensions — less plaster needed Factory-made consistency, ISI certified Fast construction — larger block size Higher unit cost (but offset by plaster savings) Requires thin-bed mortar — not all masons trained Needs Primex or bonding agent before external paint
Rate: ₹60–90 per block (600×200×200 mm)
Budget Option

Fly Ash Brick

Lower cost than red brick (₹5–9 each) Made from industrial waste — eco-friendly Moderate strength (40–50 kg/cm²) Higher water absorption than clay brick Requires good plastering to prevent seepage Heavier than AAC; limited thermal benefit
Rate: ₹5–9 per brick
Premium

Hollow Concrete Block

Very high strength — used in load-bearing structures Fire resistant, good sound insulation Fast for basement / boundary walls Expensive; heavy; needs skilled labour Thermal properties worse than AAC
Rate: ₹45–75 per block

Cement — Grades and What to Use Where

Cement grade indicates the compressive strength (in MPa) after 28 days of curing. Using the wrong grade wastes money or compromises strength.

Grade 28-day Strength Best For Brands (Ahmedabad) Rate
OPC 33 33 MPa Plastering, masonry mortar ACC, UltraTech ₹340–360/bag
OPC 43 43 MPa General RCC, slabs, columns UltraTech, Ambuja ₹355–375/bag
OPC 53 53 MPa High-rise structures, precast, prestressed UltraTech, Ambuja, ACC ₹365–390/bag ★
PPC 33–43 MPa (90-day) General construction, masonry — slower heat gain UltraTech Super, Ambuja Plus ₹340–370/bag
PSC (Slag) 33 MPa Underground work, waterproofing, coastal Limited in Ahmedabad ₹360–380/bag
SMP standard

We use OPC 53 for all RCC structural elements (foundation, columns, beams, slabs) and PPC for masonry mortar and plaster. Never substitute grades on structural pours — the saving of ₹15/bag on 300 bags is not worth the strength loss.

TMT Steel Bars — Grades and What Matters

Thermo-Mechanically Treated (TMT) bars are the standard structural reinforcement in India. Grade indicates the yield strength in MPa.

Grade Yield Strength Use Case Notes
Fe 415 415 MPa General residential Older standard; still widely used for slabs
Fe 500D 500 MPa Standard for all structural elements ★ Better ductility ("D" suffix) for seismic zones
Fe 550D 550 MPa High-rise, long-span beams Requires structural design adjustment

What to Check on Steel

Current rate (June 2026)

TMT Fe 500D in Ahmedabad: ₹68–78 per kg depending on diameter and quantity. Price fluctuates monthly with commodity markets — lock in rates before large purchases.

Flooring and Tiling

Flooring choice affects aesthetics, maintenance, longevity, and resale value. Here are the main options for Ahmedabad homes.

Vitrified Tile

Standard residential choice. Available in 600×600, 800×800, 1200×600 sizes. Slip-resistant variants for bathrooms.

₹30–120 per sqft

Glazed Vitrified (GVT)

High-gloss, realistic marble / wood look. Lower water absorption. Best for living areas.

₹60–250 per sqft

Indian Marble (Banswara, Makrana)

Timeless premium look. Requires periodic polishing. Stains easily — needs sealing. Cool underfoot in summer.

₹60–180 per sqft

Porcelain / Imported Marble

Italian (Carrara, Statuario) and Spanish options. High cost, stunning finish. For luxury budgets only.

₹200–800 per sqft

Kota Stone

Durable, non-slip, budget-friendly. Dark blue-grey colour. Excellent for outdoor areas, parking, staircases.

₹20–40 per sqft

Wooden / Laminate

Warm aesthetic for bedrooms. Not suitable for bathrooms or wet areas. Humidity warping risk in Ahmedabad monsoon.

₹80–300 per sqft

Waterproofing — Non-Negotiable

Ahmedabad receives 700–900 mm of rain in the June–September monsoon, almost entirely in 90 days. Inadequate waterproofing is the #1 cause of building defects in the city.

Location System Products (Ahmedabad) Cost Range
Terrace / flat roof Modified bitumen membrane + brick bat coba Sika Sikalastic, Fosroc, Dr. Fixit ₹80–150/sqft
Bathrooms / WC Cementitious coating + crystalline on slab Dr. Fixit Pidicrete, Roff Starproof ₹50–90/sqft
External walls Masonry waterproof + texture coat or weathershield paint Asian Paints Apex, Berger WeatherCoat ₹35–60/sqft
Basement / plinth Bituminous paint + crystalline slurry Sika, Fosroc Nitoproof ₹60–120/sqft
Overhead water tank Crystalline waterproofing compound in concrete Xypex, Penetron, Dr. Fixit Brushbond ₹40–80/sqft
Do not compromise here

SMP includes a 5-year waterproofing guarantee on all terraces and bathrooms. Total waterproofing budget for a 2,000 sqft home is typically ₹1.5–3L — a fraction of what leakage repairs cost over 10 years.
